Buying a home can either be one of the most exciting or nerve wracking times of your life. What makes a difference? Who you choose to help. In order to best prepare, it’s important to know what to expect. Parker Residential’s step by step guide was created to help you reduce the stress of buying a home and make it as seamless as possible.

Step 1: Choose Your Agent

Did you know buying in NC is different from any other state? Whether you're a first time homebuyer, looking to invest in our market, upsizing or relocating to the area - a knowledgeable agent who you like and trust is going to make or break your home buying journey. We start with a buyer consultation - typically over coffee or zoom to discuss your wants and timeline as well as chat through the process.

Step 2: Choose Your Budget

It's just as important to like your mortgage broker as it is your agent! They will be a HUGE part of this home buying process and should be available for preliminary discussions to make your money work for you in the best ways possible. I always recommend choosing a lender who is readily available, takes the time to walk you through the process and isn't afraid to walk you through the numbers of individual homes along your home search journey. Step 3: Start Searching

Now comes the fun part - looking for homes! Before you even enter a home, expect an update from us on notable features, disclosures, floorplan, pricing, etc on that particular one of interest. This can help levelset expectations prior to any showings.

Step 4: Showings

We look for the good, bad and ugly in all homes - even if it's your dream! Why? Because it's our job to set expectations going into inspections, appraisal, homeownership and even future rentability and resale. We will help you find the best property for the best price and explain to you how and why, at each individual home, it may be a good option or not.

Step 5: Make an Offer

Are you thinking about a home knowing you would be sad if it went under contract the next morning? Is it one where if we called you and said "Congratulations, You're Under Contract!" you'd be super happy? Well, that likely means it's worth making an offer on. We will help you determine favorable and fair terms for a well rounded offer.

Step 6: Due DIligence Period

Congratulations! Your offer was accepted. But the work doesn't end there....it's time for inspections. We typically recommend a home, termite and radon inspection out of the gate and help facilitate any follow up inspections and quotes as needed. Meanwhile, your lender is ordering the appraisal to determine the fair market value of the home.

Step 7: Negotiate

Once inspections and quotes are back, we will help you to determine priorities to request from the sellers. Whether it's repairs, credits or a combination of both

Step 8: Final Walkthrough

The final walkthrough is a chance ot ensure the property is in the same or better condition as when you first saw it prior to transfer of ownership. We will inspect any negotiated repairs have been completed, movers haven't destroyed the property at move out, and there haven't been any last minute surprises before heading to closing.

Step 9: Closing

The attorney will walk you through all the documents you are signing including the Settlement Statements, Lender Documents, Deed, and other pertinant information on homeownership. After everything is signed, the attorney submits to the county where the property is located for recordation and official (and legal!) transfer of ownership
